Kenya has a population of 53.8 million and it is expected to grow to 66.5 million by 2030 as per ABiQ’s forecasting tool. This is an increase of 26.3% over a period of 10 years. This increase will result in new entrants in the housing market, especially for the 20-30-year-olds. If we ignore the current deficits, Kenya will require a further 350,000 new homes over the next decade.

With construction costs varying across the Eastern African region, we used an average cost of construction of $37,500 for a 50 square meter affordable house. Kenya will require $13.1 billion for 350,000 affordable homes.
